Jigsaw Property Services was commissioned to under take a complete refurbishment of a residential property in Knutsford, Cheshire, in preparation for its entry into the rental market. The property, which had not been modernised for several years, required a full programme of works to bring it up to compliance standards and ensure it was attractive, safe, and ready for new tenants.

Our Approach

The refurbishment programme was carefully scheduled over an 8-week period and included the following elements:

  • Electrical Compliance Upgrade:
    Full inspection and upgrade of the electrical system to meet current safety regulations, including installation of new consumer unit and certification.
  • Plumbing Repairs:
    Replacement of outdated pipework and fixtures, repairs to leaks, and testing of all systems to ensure full functionality and compliance.
  • Roof Repairs:
    Pitched roof maintenance including replacement of broken tiles, sealing of minor leaks, and clearing of debris from gutters and downpipes.
  • Garden Boundary & Fencing:
    Removal of hazardous fencing to both the property and manège, followed by the installation of new, secure boundary fencing to ensure tenant safety and improve curb appeal.
  • Kitchen & Furniture Installation:
    Supply and fitting of a modern, functional kitchen including a modern range cooker, cabinetry, and worktops.
  • Replastering & Redecorating:
    Internal walls were replastered where necessary and the entire property was redecorated with a neutral, modern palette to appeal to prospective tenants.

Challenges and Solutions

Tight Timeline:

Working to an 8-week programme required careful coordination of multiple trades. Jigsaw implemented a phased schedule and daily site supervision to ensure progress remained on track.

Compliance Upgrades:

Our site management team carefully planned and coordinated the compliance upgrades—including the mains electrical distribution board changeover and water isolations—to minimise disruption to normal site operations. By implementing temporary welfare provisions and scheduling the works over a weekend, we ensured that regular activities could continue uninterrupted throughout the week, enabling us to successfully meet the 8-week programme.

The Results

The property was handed over on time and on budget, fully refurbished and compliant with all current safety standards. The transformation significantly improved the property's marketability, and it was successfully listed for rental immediately upon completion.
