Project overview

Jigsaw Property Services was appointed to deliver a full refurbishment of an office space located within a listed building in the historic heart of Leamington Spa. The brief was to transform the space into a high-spec co-working hub for the executive team of a hospitality business, while respecting the heritage of the building and aligning with the client’s brand identity.

The project included a comprehensive scope of refurbishment and building services, including:

  • Electrical and Data Upgrades: Installation of new lighting systems, power outlets, and structured data cabling to meet modern office standards.

  • Heating Solution Design & Installation: On discovery that the existing gas boiler was underpowered for the extended office area, our team designed and installed a fully electric heating system, including upgraded power supplies to support it.

  • Damp and Leak Repairs: Targeted structural works were carried out to resolve historical damp ingress and water damage, critical to ensuring long-term fabric integrity.

  • Interior Redecoration: Complete redecoration to a brand-specific specification provided by the client, incorporating bespoke colour schemes and finishes to reflect their hospitality ethos.

  • FlooringInstallation: Supply and fitting of carpet tiles throughout, selected for durability and visual cohesion with the interior design.

  • Joinery and Sash Window Restoration: Repair and refurbishment of original sash windows and period joinery, preserving the building’s character.

  • Turnkey Fit-Out: Final positioning and installation of all client-supplied furniture and IT hardware to provide a complete, ready-to-use office environment on handover.

Challenges and Solutions

One of the main challenges arose early in the project when it became clear that the existing gas-fired heating system lacked the capacity to service the refurbished rooms. Jigsaw Property Services responded quickly by designing an efficient electric heating alternative, ensuring thermal comfort without compromising the project timeline. New power supplies were run to support the system, coordinated with other electrical installations to avoid duplication and disruption.

Working within a listed property also required careful planning and execution, particularly around the joinery and window restoration, where preservation of historic features was paramount.
